Ask About Free Gutters With Your Roof Replacement
When we're already on-site for a full tear-off and install, adding gutters costs us a fraction of what a separate visit would, so we pass that savings on to you. Replace your roof with us and new seamless gutters may come at no extra cost.
The requirements are simple: a full replacement with one of our top shingle lines. We'll confirm it during your Free Roof Report. See offer terms.
Ask About Free GuttersWhen You Actually Need a Replacement
Not every aging roof needs a full tear-off. We recommend replacement when the underlayment has failed, damage is spread across multiple areas, or the roof is past its material's realistic lifespan for Albuquerque's altitude and UV exposure. See our roof lifespan guide for details. If a targeted repair will hold, we'll tell you that instead. You can compare the two on our Repair vs. Replacement page, and if you're not sure what to look for, start with our signs you need a new roof guide.
- Failed underlayment or widespread material failure
- Roof past its expected lifespan for its material and slope
- Storm or hail damage extensive enough that repair costs approach replacement
- Recurring leaks in different spots each season

Roofing Materials for an Albuquerque Roof Replacement
The right material depends on your roof's slope, your budget and how long you plan to stay in the home. These are the systems we install on replacement jobs, and we'll walk you through the tradeoffs during your Free Roof Report.
- Asphalt shingles: GAF Timberline HDZ and Timberline UHDZ architectural shingles, installed as a complete GAF system. Timberline UHDZ also comes in a Class 4 impact-resistant version, which is worth a look in a metro that sees regular hail. See asphalt shingle roofing.
- Metal roofing: Zia Metal Roofing Supply panels in A-Lock Standing Seam, Zia Rib/AG, PBR/R-Panel, PBU and 7/8" Corrugated profiles. See metal roofing for how the profiles compare.
- TPO for flat roofs: GAF EverGuard TPO with heat-welded seams for flat and low-slope roofs, including flat sections like porch roofs and additions. See TPO roofing.
- Tile: tile roofing is done through our trusted partner contractors. See tile roofing in Albuquerque.
- Enviroshake: we're an Enviroshake Factory Trained Installer. See Enviroshake roofing.
The Replacement Process and Timeline
Most residential tear-offs and installs finish in one to three days once work starts. The whole project takes longer than that, because the quote, material order and permit come first. From a signed contract, most standard residential jobs currently start within two to three weeks, and we give you a target date when we schedule.
On install day we tear off to the deck, and if we find damaged decking, we stop and walk you through it before going further. Then the underlayment, flashing and roofing go down the way your material calls for. Standing seam metal typically takes three to five days, and flat roofs run one to three days depending on size. Monsoon storms from July through September can add a day, so we schedule jobs to be weather-tight at the end of each day. Our guide on how long a roof replacement takes breaks down the full timeline by roof type and size.
Permits and Inspections
Every reroof in Albuquerque, Bernalillo County, Rio Rancho and Los Lunas needs a permit. We hold NM License #426379 · GB-98, and we pull the permit and handle the inspections on every job. State rules call for a decking inspection after tear-off, before the new underlayment goes down, and a final inspection when the roof is complete.
The decking inspection is one reason we usually recommend a full tear-off even when an overlay is allowed. It's the only way to see the deck and catch rot around flashing. Albuquerque inspectors also check attic ventilation against current code, and if your attic is under-ventilated, bringing it up to code can become a condition of permit approval. See roof permits in Albuquerque for who issues the permit where you live and when an overlay is allowed.
What Drives the Cost of a Roof Replacement
Your price depends on material, roof size and pitch, tear-off complexity and current material pricing. On a typical quote, labor is 40–60% of the total, materials 30–35%, and tear-off and disposal 10–15%, with permits and overhead making up the rest. A City of Albuquerque permit fee applies to a typical residential job, and the amount depends on the project.
A few things move the number more than people expect: more than one layer of old roofing to remove, a steep or hard-to-reach roof, and rotted decking found during tear-off. That last one is why a fixed quote before any inspection is a red flag. Our Albuquerque roof cost guide covers what separates a low bid from a high one and how to compare quotes line by line.
Insurance-Covered Roof Replacement
If hail or wind damaged your roof, your homeowner policy may cover most of the replacement. The first question is whether the damage is storm-related at all. If it's age or wear, we'll tell you before you file, so you don't open a claim that gets denied.
When it is storm damage, we document it with dated photos and a written roof report you can share with your insurer, and we'll meet your adjuster at the property on request. We don't act as your public adjuster or negotiate your settlement. That's between you and your insurer. The job itself is built the same way as a cash job: permitted, inspected and to code, with the full scope on paper. Our roof insurance center covers filing a claim, ACV vs. RCV and what to do if a claim is denied.
Why We Install GAF, and Why the Whole System Matters
Timberwolf is a GAF Certified contractor. We put GAF on our shingle roofs because the product holds up to New Mexico sun, wind and hail, because every part of the roof is engineered to work together, and because the warranty gets stronger when the full system goes on instead of shingles alone.
Quality you can see on the roof
- Timberline HDZ, GAF’s #1-selling shingle, is built with LayerLock™ technology and a wide StrikeZone™ nailing area designed for up to 99.9% nailing accuracy, so each shingle is fastened where it holds best.
- A Class A fire rating on Timberline shingles, the highest fire rating for roofing.
- Class 4 impact-rated GAF options for neighborhoods that see regular hail.
- Every product traces back to one manufacturer that has been making roofing since 1886 and calls itself North America’s largest roofing and waterproofing manufacturer.
Why the full system, not just shingles
Shingles are only the part you see. Starter strip holds the first course down in wind. Leak barrier stops water at eaves, valleys and penetrations. Roof deck protection sits under everything as a second line of defense. Ridge cap and attic ventilation let heat and moisture out, which matters in an Albuquerque attic in July. When all of those come from one manufacturer, they’re designed and tested together, and one company stands behind the whole roof instead of several brands pointing at each other when something goes wrong.
Warranty coverage that grows with the system
- GAF Roofing System Limited Warranty: Timberline shingles installed with at least three qualifying GAF accessories.
- WindProven™ Limited Wind Warranty: 15 years with no maximum wind speed, when Timberline shingles go on with GAF starter strip, roof deck protection, ridge cap, and leak barrier or attic ventilation.
- GAF System Plus Limited Warranty: available through GAF Certified contractors like us on qualifying full systems. It adds 50 years of non-prorated coverage on defective materials, includes tear-off costs, and can transfer to the next owner if you sell.
Warranty terms, qualifying products and registration requirements are set by GAF; see the GAF limited warranties for complete coverage and restrictions. See the GAF shingle lines we install, or ask for a free roof report and we’ll walk you through which GAF system and warranty fit your home.

Most residential tear-offs and installs finish in one to three days depending on size and material, with material delivery and permitting scheduled ahead of the start date.
How do I know if I need a replacement instead of a repair?
A documented inspection is the fastest way to know for sure. If a repair is enough, we'll tell you. We'd rather lose the bigger sale than talk you into a roof you don't need yet.
Do you handle insurance claims for storm-damaged roofs?
Yes. We document the damage, meet your adjuster at the property, share our photos and scope, and walk you through the claim process.
What materials do you install?
Asphalt shingle, metal, TPO, modified bitumen, roof coatings, and tile or slate through vetted trade partners. We'll help you pick based on your roof's slope, condition and budget.
Do you offer financing?
Yes, financing options are available, and we'll walk through them as part of your quote. See how financing works.
Do I need a permit to replace my roof in Albuquerque?
Yes. Permit and inspection requirements vary by jurisdiction, and most reroofs in our area need a permit and inspections. We pull the required permits and handle the inspections on every job.
