What's Different About Roofing in Los Ranchos

Los Ranchos de Albuquerque was incorporated in 1958 and sits on the east side of the Rio Grande, surrounded on three sides by Albuquerque next to the North Valley. It is mostly rural in feel, with widely spaced homes, dense vegetation and lot-size rules that protect open space.

Unlike much of the metro, a re-roof in Los Ranchos goes through the Village itself. The Village sits at about 4,984 feet and is home to roughly 5,900 people, and its planning office reviews roofing work before it starts.

The Village of Los Ranchos has its own Re-Roof Application, handled by its Planning and Zoning Official. It asks for a signed contract, plans, a site plan, the roofing materials and the contractor's license number. We prepare it with you.

Height Limits Include the Roof

In the A-1 zone, buildings are limited to 26 feet measured to the top of the pitch, parapet or mansard, and 17 feet for a single story. That matters if a project changes the roof shape or adds height.

Flat, Pitched and Mixed Rooflines

Larger custom homes often combine flat sections with parapets and pitched sections over living areas. The joints between them, where a pitched roof meets a parapet wall or a flat roof drains past a wall, are where most leaks start. We inspect those transitions first.

Storms and the Monsoon

New Mexico's monsoon season runs June 15 to September 30, with heavy rain, hail and wind. Along the river, heavy rain that cannot drain quickly off a roof finds any weak flashing. If a storm has passed through, a storm damage inspection tells you whether there is anything to address.
