How Long Does a Roof Replacement Take in Albuquerque?

Most residential tear-offs and installations finish in one to three days once work starts. How long yours takes depends on your roof's size, pitch and material, and on what we find when we get to the deck. Below is the full timeline, start to finish.

The Full Timeline From Inspection to Completion

  1. Free Roof Report (Day 1)

    A photo-documented inspection of your roof, typically 45–90 minutes on-site. We walk you through what we found, give you a material recommendation, and explain the quote before you leave. You won't get a follow-up sales call.

  2. Quote and Material Selection (Days 1–5)

    You receive a written quote, typically the same day or within 24 hours. If you're choosing shingle colors or weighing material options, this is when we bring samples and answer questions. Most homeowners need 2–7 days to review and decide.

  3. Scheduling and Material Order (1–2 Weeks Out)

    Once you approve the quote, we schedule your install date and order materials. Albuquerque suppliers typically have standard asphalt shingles in stock; specialty materials (some metal profiles, uncommon TPO thicknesses) may add 3–5 business days to the lead time. We don't schedule the install until materials are confirmed.

  4. Permit Pull (if required)

    Bernalillo County and the City of Albuquerque require a roofing permit for full replacement. We pull the permit, and it's included in the job cost. Permit issuance in Albuquerque currently takes 3–10 business days depending on the review queue.

  5. Material Delivery (Day Before Install)

How Long Does the Actual Installation Take?

Installation time depends mainly on four things: roof size, pitch, material type and what we find at the deck. Typical ranges are below.

These are working-day estimates. We don't split a shingle installation over a weekend break while the felt is exposed. If there's any chance of overnight rain in the forecast, we schedule jobs so they're weather-tight at the end of each day.

What Makes a Job Take Longer Than Expected

  • Deck damage. When we strip off the old roofing, we sometimes find decking that's delaminated, rotted, or structurally compromised, particularly around old skylight and HVAC penetrations. We'll stop and walk you through what we found rather than covering it up. Deck repairs add anywhere from a few hours to an extra half-day depending on the extent.
  • Afternoon thunderstorms. Albuquerque monsoon cells arrive on short notice in July through September. We monitor the NWS forecast hourly on active job sites and may shift start times or stop early to keep work dry. A storm during installation doesn't ruin the job. We pause and resume, but it can add a day.
  • Hidden layers. New Mexico building codes allow up to two layers of roofing before requiring full tear-off. If we find an extra layer that wasn't visible from the surface (it happens more than you'd expect on homes with no documented roof history), tear-off takes longer and disposal costs more. We flag this in the quote when we can see evidence of multiple layers from the inspection, but it's not always visible before teardown.
  • Permit inspection hold. Some jurisdictions require an in-progress inspection by the building department before the roof can be closed in. We coordinate these, but inspector availability can add half a day of hold time. We schedule around this when the timing is predictable.

  • Clear vehicles from the driveway so material delivery and the dump truck have room
  • Move fragile items away from exterior walls, since vibration from tear-off is significant
  • Bring pets inside. The crew will be working around the perimeter all day
  • You don't need to be home. We'll call if we find anything that requires a decision

Do I need to be home during the installation?

No. Most homeowners go to work and come back to a finished roof. We'll call you if we find deck damage or anything that requires your input. Otherwise you'll hear from us when we're wrapping up for the final walkthrough.

What happens if it rains during the job?

We monitor the ABQ forecast throughout every active job. If a significant monsoon cell is forecast for midday, we adjust our start time or strip area to make sure we're not leaving bare decking exposed overnight. If an unexpected cell moves through, we tarp the exposed area and resume once conditions are safe.

How long from quote to actual installation?

Currently 2–3 weeks from signed contract to install start for most standard residential jobs. Permit timelines and material lead times are the main variables. We give you a specific target date when we schedule, and we contact you immediately if anything changes it.

Does the season affect the timeline?

Somewhat. March through June and October through November are our fastest scheduling windows, with good weather, no monsoon disruption and lower contractor demand than peak summer. July through September adds monsoon scheduling variability. Winter installations are possible in Albuquerque's mild climate but we don't schedule them for cold-sensitive materials (asphalt shingles below 40°F require extra care) unless urgency requires it.
