What a Coating Does, and Doesn't Do

A roof coating is a liquid-applied protective layer over existing roofing — not a replacement, a maintenance and extension tool. It reflects sunlight (reducing the UV-driven oxidation covered in our altitude article), seals minor cracks and seams, and adds a waterproofing layer. What it doesn't do: fix a structurally compromised deck, extend a roof that's already failed, or substitute for replacement once a roof is genuinely past its useful life. Coatings work best applied to a roof still in reasonably sound condition — they extend good years, they don't create new ones.

Acrylic vs. Silicone, and Why the Choice Matters More Here

Acrylic elastomeric coatings are the more budget-friendly option, with a typical 5-10 year lifespan, strong initial reflectivity, and breathability that lets trapped moisture escape rather than getting sealed in. The tradeoff: acrylic chalks and loses some reflectivity over time under intense UV exposure — a meaningful factor in a climate with the UV intensity covered in our altitude article.

Silicone coatings last longer (typically 15-20 years) and handle standing water significantly better, making them the stronger choice for flat roofs with ponding concerns — directly relevant to the monsoon drainage issues covered in our flat roof articles. The tradeoff here is different: silicone tends to attract dirt faster than acrylic, which can reduce reflectivity over time even though the material itself resists UV better, and it's harder to recoat later without extra prep work.

The Cooling Cost Angle

Reflective "cool roof" coatings have been shown to reduce cooling costs by roughly 10-15% in single-story buildings, with at least one documented case showing an 18% reduction over three years on an elastomeric acrylic application. In a climate that drives significant cooling demand for a large part of the year, this isn't a marginal benefit — it's a legitimate factor in the cost-benefit case for coating an eligible roof, separate from the lifespan-extension value alone.

Stating the Limitation Plainly

A coating is not the right answer for every roof, and it deserves to be stated directly rather than presenting it as a universal fix. If a roof has serious structural issues, widespread membrane failure, or is close to the end of its material life, a coating delays an eventual replacement without solving the underlying problem — sometimes at a cost that would have been better put toward the replacement itself. The honest question is whether the roof underneath is sound enough to be worth extending, not whether a coating exists that could be applied.
