Why Algae Advice Doesn't Apply Here
Black streaking on roofs from algae growth is a common topic in roofing content nationally, but it requires consistent moisture and humidity to establish itself — conditions Albuquerque's arid, high-desert climate mostly doesn't provide. If you're seeing surface discoloration on stucco or tile here, algae is rarely the actual cause, even though a lot of generic roofing advice defaults to that explanation.
What Efflorescence Actually Is
Stucco, mortar, and some tile products contain soluble mineral salts as a natural part of their composition. When water moves through the material — from initial curing, irrigation splash-back, or a persistent moisture source — it dissolves those salts. As the water reaches the surface and evaporates into Albuquerque's dry air, it leaves the dissolved minerals behind as a white or pale, chalky residue. This is a well-documented phenomenon in masonry and concrete construction generally, not something specific to roofing, but it shows up on stucco parapet walls and tile roof edges often enough to be worth understanding on its own.
Why It's More Visible Here Than in Humid Climates
Ironically, Albuquerque's dryness makes efflorescence more visible, not less. In a humid climate, moisture moves through masonry more slowly and evaporates more gradually, spreading the mineral deposit out thin. Here, water that does get into stucco or tile evaporates fast in the dry air, concentrating the salts into a more visible surface deposit in a shorter amount of time.
When It's Just Cosmetic vs. When to Pay Attention
Efflorescence by itself is a cosmetic sign of moisture movement, not a structural failure — it means water passed through at some point, not that anything is actively failing. It's worth paying closer attention when it appears alongside other signs: recurring staining in the same spot after cleaning, visible cracking or spalling in the stucco or tile, or a known nearby leak source such as flashing or a parapet cap. On its own, especially near ground level or in areas exposed to sprinkler overspray, it's usually not a roofing concern at all.
What This Means Practically for Homeowners
- Don't assume algae-focused cleaning products are the right fix. They're designed for a different problem and won't address the actual mineral deposit or its moisture source.
- Light surface efflorescence can often be brushed or rinsed away, but it may return if the underlying moisture source — irrigation, splash-back, a slow leak — isn't addressed.
- Recurring efflorescence in the same spot is worth an inspection, not because the staining itself is dangerous, but because it's evidence of where water is actually moving through the structure.
