We're not a storm-chasing outfit that shows up after every hailstorm pushing claims. When a claim genuinely makes sense, we document the damage and coordinate with your adjuster. When it doesn't, we say so — even though that means less work for us in the short term.

When Does a Repair Actually Need Insurance?

Not every roof problem is a claim. Storm-caused damage — hail, wind, a falling branch — is typically what insurance covers. Normal wear, aging materials, or routine maintenance issues generally aren't, and filing a claim for those can do more harm than good on your policy history. Part of an honest inspection is telling you which situation you're actually in before anyone mentions the word "claim."

Actual Cash Value vs. Replacement Cost

Your policy pays out one of two ways, and it changes what you owe out of pocket. This is the part most people never get explained clearly:

Actual Cash Value (ACV)

Pays what your roof is worth today

Factors in age and wear — so an older roof gets a smaller payout, even if replacement costs the same as a brand-new one would.

Replacement Cost Value (RCV)

Pays what replacement actually costs

No depreciation for age. Often released in two payments — an initial ACV amount, then the remainder once the work is completed.

Knowing which one your policy has changes what you should expect to pay — worth checking before you're in the middle of a claim, not after.
