Why This Joint Is the Hardest Spot on a Roof

Every other part of a shingle roof is a continuous, sloped surface designed to shed water in one direction. A chimney interrupts that surface completely — it's a vertical box punching through a sloped plane, and roofers have to build a custom, layered flashing system around all four sides just to get water to keep moving instead of pooling or seeping in at the seam.

The Two-Part System That Actually Does the Work

Proper chimney flashing has two separate pieces working together. Step flashing is a series of small L-shaped metal pieces woven between each shingle course up the sides of the chimney, directing water down and away. Counterflashing is a separate piece embedded into a cut reglet in the masonry itself, folded down over the step flashing like a cap, so water running down the brick can't get behind the step flashing at all. When people say "the flashing failed," it's almost always the counterflashing seal at the masonry joint — either the mortar or sealant holding it into the reglet has degraded, or the metal itself has separated slightly from decades of expansion and contraction.

Why This Fails Here Specifically

The same thermal cycling that stresses shingle fasteners across the whole roof (see our article on desert thermal cycling) hits this joint even harder, because it involves two different materials — masonry and metal — expanding and contracting at different rates in the same daily temperature swing. Add Albuquerque's intense UV exposure breaking down sealants faster than milder climates, and the counterflashing seal is often the first thing on an otherwise sound roof to actually let water through.

What Homeowners Usually See First

  • A water stain on the ceiling near an interior wall that backs up to where the chimney passes through the attic — this is the classic sign, and it's almost always traced back to the flashing, not the chimney bricks.
  • Rust streaking or visible gaps at the base of the chimney where it meets the roofline, visible from the ground with binoculars or during a roof inspection.
  • A leak that only shows up in wind-driven rain, not calm rain — this points specifically to a flashing gap rather than a full material failure, since wind is pushing water sideways into a joint that would otherwise shed it.

What Actually Fixes It

A proper repair replaces the counterflashing and re-cuts or re-seals the reglet joint, rather than smearing new caulk over old, failing material. Caulk over deteriorated flashing is a short-term patch — it doesn't restore the mechanical seal the reglet is supposed to provide, and it tends to fail again within a season or two once it's exposed to the same UV and thermal stress that broke the original seal.
