Flat Roofs Are Built to Drain, Not to Hold Water
"Flat roof" is a bit of a misnomer. Every properly built flat or low-slope roof has a slight tilt engineered into it, directing water toward drains, scuppers (drainage openings through the roof edge), or gutters. That tilt is small — a quarter inch of drop for every foot of roof — but it's enough to move water off the surface within a normal timeframe after rain.

Why Standing Water Becomes a Problem
A little water sitting on a flat roof right after a storm is completely normal and not a concern by itself. The issue is duration. Water that's still sitting there more than 48 hours later — industry standards define this as the point where "ponding" starts causing problems — starts to cause damage that gets worse the longer it sits.
Standing water stresses a roof membrane in a few specific ways. It adds weight (a single inch of standing water across a roof section adds several pounds per square foot), which puts load on the structure underneath. It also accelerates membrane wear, since prolonged moisture and UV exposure together break materials down faster than either one alone. And on older membranes, standing water can work into small existing cracks or seams that would otherwise stay dry.
What Causes Drainage to Fail During Monsoon Season Specifically
Clogged drains and scuppers. Dust, leaves, and debris build up during New Mexico's long dry stretch, then get flushed toward drains the moment monsoon rain starts — sometimes clogging the exact opening that's needed most right when the storm hits hardest.
Storm volume outpacing drain capacity. Even a well-designed drainage system has a rate it can handle. A monsoon burst dropping an inch of rain in 30 minutes can temporarily exceed that rate, even on a roof that drains completely fine during a normal, slower rain.
Existing low spots. Roof decks can settle slightly over time, or insulation underneath can compress in spots — especially where equipment sits or foot traffic is common. Those low spots collect water regardless of how good the drain system is, since gravity pulls water to the lowest point first, not the nearest drain.
What This Means Practically for Property Owners
- Check drains and scuppers before monsoon season starts, not after the first big storm — dry-season debris is the most preventable cause of drainage failure.
- If water is still standing 48+ hours after a storm, that's worth addressing, not something to wait out — this is the NRCA's own threshold, not an arbitrary guess.
- Commercial flat roofs especially benefit from a scheduled maintenance program heading into monsoon season, since a missed clogged drain on a large roof means a lot more standing water than the same problem on a small residential section.
