Why the Standard Schedule Needs a Local Adjustment
Twice-yearly inspection is the right baseline nationally, but the standard "spring and fall" framing assumes a winter-freeze-thaw climate that doesn't quite match New Mexico's pattern. Here, the two moments that matter most are before monsoon season starts and after it ends — everything in between and after follows from those two checkpoints.
Pre-Monsoon Checklist (Late May – Early June, Before June 15)
- Clear gutters, downspouts, and any flat-roof drains or scuppers. This is the single most preventable cause of monsoon drainage failure, covered in more detail in our flat roof drainage article.
- Check for any existing granule loss, curling, or cracked shingles from the dry season's UV exposure — these are the spots most likely to fail under monsoon wind and hail.
- Inspect flashing around chimneys, vents, and skylights. A full year of thermal cycling since the last check can loosen seals that were fine last season.
- Trim back any tree branches that could scrape the roof or drop debris into gutters once monsoon wind picks up.
Post-Monsoon Checklist (October, After September 30)
- Walk the property for any damage from the season's storms — hail bruising, wind-lifted shingles, or granule loss aren't always obvious from the ground, but they're easy to miss without a deliberate look after a full monsoon season.
- Check for standing water on any flat or low-slope sections. If ponding took longer than 48 hours to drain after any storm (see our flat roof drainage article for why that number matters), it's worth having someone assess the cause.
- Clear gutters again — a full monsoon season deposits debris even where dry-season buildup was already cleared in spring.
- Note any repairs needed before winter, since New Mexico's freeze-thaw cycling, while milder than snowier states, still stresses existing damage that goes unaddressed.
When to Inspect Outside the Regular Schedule
Beyond the twice-yearly baseline, an additional inspection is worth scheduling after any storm with sustained winds over 50 mph or hail an inch or larger in diameter — thresholds used in industry damage-testing protocols, not arbitrary numbers. What This Means Practically for Homeowners
- Put both checkpoints on a calendar now, not as an afterthought. Late May and October are easy to let slip by without a specific reminder.
- A quick self-check from the ground with binoculars catches obvious issues between professional inspections, but isn't a substitute for one — some damage genuinely isn't visible from ground level.
- Keep a simple record of what's been checked and when. This matters more than people expect, both for tracking a roof's condition over time and for insurance purposes if a claim ever comes up — a documented maintenance history can help demonstrate a roof was properly maintained, which sometimes matters in a claims dispute.
